An ambitious development at Highbrook Park in East Tāmaki. The Tāwharau Lane project is the first industrial development in New Zealand to achieve a world-leading 6 Green Star Design & As Built NZ v1.0 Built certified rating from the New Zealand Green Building Council (NZGBC).

Highbrook Development, (part of Goodman Property Trust) engaged SMC to provide Construction and Sustainability services for the construction of this highly innovative three-warehouse development.

A focal point for this project was to achieve the highest levels of sustainability. 1 – 4 Tāwharau Lane, has achieved two 6 Green Star ratings, the first for its design and the second for its build. The 6 Green Star – Design & As Built NZ v1.0 Built certified rating is ranked as world-leading by NZGBC. This achievement represents leadership in the built environment.

Carbon-reducing features include:

  • Passive design via optimised orientation, shading strategies and use of natural light
  • Energy efficiency through design, rooftop solar, lighting and operation
  • Materials selected for their environmental certification
  • Water efficiency – 80% less water used compared to a standard building
  • Waste reduction and recycling – 88% of total construction waste recycled, resulting in less than 1kg per m2 of construction waste
  • Ecology – 12,809 m2 of planting – more than the gross floor area of the development.

The total site area of the Tāwharau Lane development is 25,944 m2 with a gross floor area of 8123 m2, including 1026 m2 of office space. The development was completed on time and within budget.
